Important Points for Buying a Property
Since buying a property is a decision taken after many years of saving and planning, keep in mind all the below mentioned points:
- Price of the Property: Fix a budget and compare prices of similar properties in the area. Find out if there are additional costs for amenities, transfer charges, stamp charges, and broker fees.
- Title Deed: Contains complete info on rights, ownership, and obligations. Ensure it is clear with no dues remaining. You can hire a lawyer to verify this.
- Licenses and Documents: Check that all licenses are in place (building plans, environmental clearance, encumbrance certificate, property tax receipts, municipal approvals). Verify the sale deed, commencement/completion/occupancy certificates.
- Time of Property Possession: Always make it clear with the builder as to when the property will be ready for occupancy.
- Financing Bank: Find out which banks have put their money in the project to gauge the reputation of the builder.
- Location: Choose a safe location with easy access to transport, hospitals, schools, and malls.
- Home Loan: Consider home loans from banks so you don't shell out a considerable amount in one go.
- Age of Property: Avoid very old properties as they may require regular repairs, increasing maintenance costs. It may also be difficult to avail a home loan.
- Terms and Conditions in Writing: All terms regarding payment, pending work, and renovations must be in writing and signed by both buyer and seller.
- Valuation Report: Always go through a valuation report so you are aware of the exact amount you are paying.
- Consider a Good Broker: A reliable broker knows the area well, has updated info, and can assist with negotiations, paperwork, and registration of the agreement.
